Coliving is how a lot of people do Europe: you land somewhere new and get a ready-made community instead of a lonely flat and weeks of trying to meet people. But Europe is its own puzzle. It runs on two seasons at once (the Alps in winter, the islands in summer), prices spread wider than anywhere, and for non-EU nomads the Schengen 90/180 rule quietly decides which spaces you can actually string together across a year.
These are the European coliving spaces worth knowing, by region, with real prices and the season each one suits, plus the Schengen maths most lists skip. For going properly rural or deliberately avoiding the capitals, two dedicated guides go deeper.

🎯 At a glance
| Region | Best season | From/month | Schengen? | Flagship spaces |
|---|---|---|---|---|
| Iberia & islands | Winter (islands), spring/autumn (mainland) | €882 | Counts | Nine Coliving, Sende, Outsite Lisbon |
| Alps & mountains | Winter (ski), summer (hiking) | €499 | Counts (incl. Bulgaria) | Cloud Citadel, Coworking Bansko, Semkovo |
| Balkans & CEE | Spring to autumn | ~€900 | Does NOT count | Mokrin House (Serbia) |
| Western Europe cities | Spring to autumn | €1,200+ | Counts | Outsite network |
🇷🇸 Mokrin House, Serbia
| 📍 Setting | Farming village in Vojvodina, ~2 hrs from Belgrade |
| 🌤️ Season | Year round |
| 🛌 Rooms | ~25 residents, private rooms |
| ⏳ Minimum stay | Flexible; many stay a month+ |
| 💶 From | ~€900/month, all-in (3 meals + coworking) |
The rural all-in pioneer, and repeatedly cited as the best value in European coliving. An onsite chef does three meals a day, there is 24/7 coworking and a bio pool, and the community is small enough that everyone knows everyone. Because Serbia sits outside Schengen, a month or two here does not touch your 90-day allowance, which is exactly why nomads slot it between European legs.
Worth knowing: it is genuinely rural, two hours from the nearest airport, so it suits a deep-work stretch more than a city-and-nightlife month. More in the rural guide below.
🇮🇨 Nine Coliving, Tenerife
| 📍 Setting | Restored 1852 house in La Orotava, north Tenerife |
| 🌤️ Season | Year round; best value Dec–Mar |
| 🛌 Rooms | Private and shared, 14-desk coworking |
| ⏳ Minimum stay | 14 nights; discounts from 28 and 56 |
| 💶 From | €882/month incl. breakfast and daily yoga |
The pioneer of the Canaries scene and a true community house, on the green north side of the island with Teide trails and Puerto de la Cruz beaches close by. Daily yoga, communal dinners and hosts who live the place. A European time zone with tropical weather makes it the standout winter base when the mainland is cold.
Worth knowing: the 14-night minimum and the small size mean it books up in winter, reserve ahead. Fly to Tenerife North.
🇧🇬 Coworking Bansko, Bulgaria
| 📍 Setting | Mountain ski town, dense nomad scene |
| 🌤️ Season | Year round; ski Dec–Apr |
| 🛌 Rooms | Flex Month packages, coliving + coworking |
| ⏳ Minimum stay | From 30 nights (Flex Month) |
| 💶 From | €699 / 30 nights, all-in (coworking, spa, gym) |
The best value on this list and the most sociable, a mountain town with one of Europe's densest nomad communities and the home of Bansko Nomad Fest. The Flex Month bundles accommodation, 24/7 coworking, spa and gym into one cheap price.
Worth knowing: since Bulgaria joined Schengen in 2025, days here now count against your 90, it is no longer a way to pause the clock (see the Schengen section). Still one of the best-value winter bases in Europe.
🇫🇷 Cloud Citadel, French Alps
| 📍 Setting | Inside a historic citadel at 1,326m, Briançon |
| 🌤️ Season | Year round; ski in winter, hike in summer |
| 🛌 Rooms | Dorm and private |
| ⏳ Minimum stay | 14 nights; discounts from 30 and 60 |
| 💶 From | €966 dorm / €1,326 private per month |
Europe's counter-season base: coliving inside a walled Alpine citadel, with skiing and trails from the door. It fills exactly when the islands empty, so it pairs naturally with a Canaries winter if you prefer snow.
Worth knowing: an Alpine town, not a city, so it is for people who want mountains and quiet over big-city life. More in the small-city guide below.
🇵🇹 Outsite, Lisbon
| 📍 Setting | Central Lisbon, coworking hub in the building |
| 🌤️ Season | Year round |
| 🛌 Rooms | Private rooms, boutique finish |
| ⏳ Minimum stay | Flexible, nightly to monthly |
| 💶 From | ~€1,400–1,900/month + yearly membership |
The polished, professional end of European coliving: boutique rooms, a coworking hub downstairs, no lease, and a global network one membership unlocks, which suits anyone doing the regional circuit. Central Lisbon on the doorstep.
Worth knowing: it is the priciest pick here and more hotel-like than a tight-knit community house, you choose it for quality and flexibility, not family dinners. Portugal is Schengen, so it counts against your 90.
🇪🇸 Sende, Galicia
| 📍 Setting | Restored stone village in the Galician hills |
| 🌤️ Season | Seasonal: June, and Aug to mid-Oct |
| 🛌 Rooms | 11 rooms, private and shared |
| ⏳ Minimum stay | 1 week to 1 month |
| 💶 From | €960 private / €850 shared + ~€13/day food |
Rural coliving's institution: a tiny restored village, communal dinners, outdoor coworking, and a small group that bonds precisely because it is small. More than 5,000 nomads have passed through, and it now has a satellite in Portugal.
Worth knowing: it runs seasonally and caps stays at a month, so plan around its calendar. Deeply rural and community-first. More in the rural guide below.
🇧🇬 Coliving Semkovo, Bulgaria
| 📍 Setting | Converted ski hotel, Rila Mountains |
| 🌤️ Season | Year round |
| 🛌 Rooms | Multiple buildings, private rooms |
| ⏳ Minimum stay | Flexible |
| 💶 From | ~€499/month, the cheapest serious coliving in Europe |
The newer, remoter sister project from the Coworking Bansko founder, a whole converted ski hotel in the Rila Mountains at the lowest price of any serious coliving on the continent. A year-round mountain base built for long, focused, cheap deep-work stretches.
Worth knowing: remote and mountain-quiet, and (like Bansko) now inside Schengen since 2025. For the budget and the focus, unmatched.
🛂 The Schengen question: the part other lists skip
If you hold a non-EU passport (US, UK, Canada, Australia and most others), you can spend only 90 days in any rolling 180-day period in the Schengen Area. It is not per country, and crossing a border inside the zone does not reset it. Three months across Lisbon and the Spanish islands uses your whole allowance.
That splits Europe's coliving into two groups:
- Counts against your 90 days: Spain and the islands, Portugal and Madeira, France, Italy, Germany, the Nordics, Croatia, and, since 2025, Bulgaria and Romania. Bansko was the classic step-outside base for years, but Bulgaria joined Schengen in 2025, so Bansko now counts like anywhere else.
- Does not count (the reset options): the Western Balkans (Albania, Montenegro, Serbia, Bosnia, North Macedonia, Kosovo), Georgia, Türkiye, Cyprus, Ireland and the UK.
The common pattern is "90 in, 90 out": up to 90 days in Schengen coliving, then a stretch in a non-Schengen base like Mokrin House in Serbia to let the clock roll back. One caveat: leaving Schengen does not instantly reset your days, they expire only as they age out of the rolling window, so plan with a Schengen calculator. EU, EEA and Swiss citizens can ignore all of this.
🧭 Going further: two angles with their own guides
Going properly rural (villages, farms, onsite food, slow living): Sende, Anceu, Mokrin House and more in our guide to rural coliving spaces in Europe.
Avoiding the capitals (characterful small towns over Lisbon or Berlin): Cloud Citadel, Nine Coliving, Outsite Madeira and more in our guide to small-city coliving spaces in Europe.
💶 What it really costs
| Region | Realistic monthly range | What shifts it |
|---|---|---|
| Balkans & CEE | €499–1,100 | Cheapest; all-in with meals common (Mokrin, Semkovo) |
| Iberia & islands | €850–1,900 | Season and whether food is included; islands peak in winter |
| Alps & mountains | €700–1,350 | Dorm vs private; ski season is the premium |
| Western Europe cities | €1,200–2,400 | Capitals and polished networks (Outsite) at the top |
These are realistic short-stay figures for a private room, mostly all-in (utilities, internet, coworking, often meals), which is the real coliving saving over a flat plus a separate coworking pass. Shared rooms run lower, and most houses discount longer stays. For the full coliving-versus-apartment maths, see the coliving pillar.
❓ Frequently asked questions
Where is coliving cheapest in Europe?
The Balkans and Central Europe. Coliving Semkovo (Bulgaria) starts around €499, Coworking Bansko's Flex Month is €699 all-in, and Mokrin House (Serbia) is about €900 with three meals a day. Iberia and the islands start higher (from ~€882); Western European capitals are priciest.
How does the Schengen 90/180 rule affect coliving?
Non-EU nomads get only 90 days in any 180 in the Schengen Area, which now includes Bulgaria and Romania. To stay longer, base part of the year in non-Schengen countries, the Western Balkans, Georgia, Türkiye or the UK, where the days do not count. EU/EEA/Swiss citizens are not affected.
Is Bansko still a good way to reset my Schengen days?
No, not since 2025, when Bulgaria joined Schengen. Days in Bansko now count against your 90. It is still one of the best-value, most sociable bases in Europe, just not a way to pause the clock. Use Serbia, Albania or Montenegro for that.
When is the best time: winter or summer?
It depends on the region. The Canary and Mediterranean islands are best and best-value in the northern winter (Dec–Mar). The Alps split: winter for skiing, summer for hiking. The Balkans and mainland cities are nicest spring and autumn. Match the region to the season.
Should I book direct or through a platform?
Direct is usually best for the community houses, their own site has the real prices and longer-stay discounts. Platforms help for comparing and the hotel-like operators. Either way, message the space before a long booking and confirm it is operating, European coliving turns over fast.
🎯 Conclusion
Europe is the richest coliving region anywhere and the most rewarding to plan well: match the base to the season, budget honestly by region, and, if you are non-EU, build the year around the 90/180 maths rather than being caught out by it. Mokrin or Nine for community, Outsite for polish, Bansko or Semkovo for value, Cloud Citadel for the Alps.
